Frequently asked questions
- Why use a new-construction Realtor?
- Builder sales reps work for the builder, not for you. A buyer's Realtor who specializes in new construction negotiates upgrades, lot premiums, contract addenda, and inspections on your behalf — usually at no cost to you.
- Does the builder still pay my Realtor?
- Most builders offer a co-op commission to outside agents if your Realtor is registered on your first visit. Always bring your Realtor to the initial tour or registration.
- Can a new-construction Realtor get me a better deal?
- Often, yes — on incentives, design-center credits, closing-cost contributions, and post-contract change orders. Pricing on the base home is usually fixed, but everything around it is negotiable.
- Do I still need inspections on new construction?
- Yes — a pre-drywall inspection, a final inspection before closing, and an 11-month warranty inspection are standard best practice. Your Realtor should coordinate all three.
